House Hunch Ltd ("House Hunch", "we", "us", "our") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your personal data when you use our website at househunch.com and our associated platform and services (the "Services").
This policy is written in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Please read it carefully before using our Services.

3. What Personal Data We Collect
3.1 Data You Provide Directly
Identity data: name, username, date of birth
Contact data: email address
Account data: login credentials, account preferences, and settings
Agent data (Professional Estate Agents only): business name, professional registration details, property listings, property images, and related property information uploaded to the platform
Payment data: billing details for Agent subscriptions processed via Stripe. We do not store card details
Communications data: messages, feedback, support requests, and survey responses
3.2 Data Collected Automatically
Technical data: IP address, browser type and version, device identifiers, operating system
Usage data: pages visited, gameplay activity, predictions submitted, leaderboard interactions, features used, and time spent on the platform
Location data: where you opt in to location-based gameplay features, we collect approximate location data from your device. This is optional and consent will be requested before this data is collected
Cookie and tracking data: as described in our Cookie Policy at househunch.com/cookies
3.3 Data from Third Parties
Identity and contact data from social login providers where you choose to authenticate via those services
UK residential property market data from Sprift via API, used to populate the platform with real property data
3.4 Special Category Data
We do not intentionally collect special category data such as health, biometric, or ethnicity data. If you believe you have provided such data please contact us at privacy@househunch.com immediately.
4. How and Why We Use Your Personal Data
We will only use your personal data where we have a lawful basis to do so:
Provide and manage your account — Performance of a contract
Process Agent subscription payments via Stripe — Performance of a contract
Enable gameplay, predictions, and leaderboard features — Performance of a contract; Legitimate interests
Enable location-based gameplay where you have opted in — Consent
Send transactional emails and account notifications via Brevo — Performance of a contract
Send marketing and product update emails where you have opted in — Consent

5. Agent-Submitted Property Content
Professional Estate Agents may upload property information, images, and related content to the platform. Agents are solely responsible for ensuring any personal data within their submissions complies with applicable data protection law, including obtaining necessary consents from individuals whose data may appear in that content.
House Hunch processes Agent-submitted content as a data processor acting on the Agent's instruction. The Agent remains the data controller for any personal data within their submissions.
6. Marketing and Communications
We use Brevo to manage our marketing communications and waitlist. We will only send marketing emails where you have given explicit consent through a clearly labelled opt-in checkbox on our website forms or account registration.
You can opt out at any time by clicking the unsubscribe link in any marketing email, contacting us at privacy@househunch.com, or updating your preferences in your account settings. Opting out will not affect transactional or service emails.
7. Who We Share Your Data With
We do not sell your personal data. We may share it with the following:

Stripe — payment processing for Agent subscriptions
Brevo — email marketing and communications
Sprift — property data API provider
Google — analytics via Google Analytics GA4
Cloud hosting and infrastructure providers
7.2 Legal and Regulatory Authorities
Where required by law or to protect our rights or those of our users.
7.3 Business Transfers
In the event of a merger, acquisition, or sale of the business, your data may be transferred to the relevant third party with appropriate notice to you.
8. International Data Transfers
Our Services are primarily operated within the United Kingdom. Where we transfer personal data outside the UK — including to providers such as Stripe, Google, or Brevo — we ensure appropriate safeguards are in place, including Standard Contractual Clauses or UK adequacy regulations.
9. How Long We Keep Your Data
Account data: retained for the duration of your account. When you delete your account, it is marked as inactive and retained for 30 days. During this period you may log in with your registered email address to retrieve and reactivate your account. If no retrieval is initiated within 30 days, your account and associated data are permanently deleted
Agent subscription and payment data: 7 years in accordance with HMRC requirements, even following account deletion
Gameplay and prediction data: retained for the duration of your account; anonymised after closure
Location data: session duration only, unless you consent to longer retention
Marketing data: until you withdraw consent or unsubscribe
Technical and log data: up to 12 months
10. Your Rights Under UK GDPR
Right of access: request a copy of the data we hold about you
Right to rectification: request correction of inaccurate or incomplete data
Right to erasure: request deletion of your data in certain circumstances
Right to restrict processing: request we limit how we use your data
Right to data portability: receive your data in a portable format
Right to object: object to processing based on legitimate interests or direct marketing
Rights related to automated decision-making: not to be subject to solely automated decisions with significant effects
Right to withdraw consent: where processing is based on consent, you may withdraw at any time

12. Security
We implement appropriate technical and organisational measures to protect your personal data, including encryption in transit and at rest, access controls, and staff security procedures. In the event of a data breach likely to affect your rights and freedoms we will notify the ICO within 72 hours and inform you directly where required.
13. Children
Our platform is not directed at children under the age of 13 and we do not knowingly collect data from children under this age. If you believe we hold data about a child please contact privacy@househunch.com immediately.
14. Important Disclaimer — Property Data
House Hunch is an entertainment and information platform. All property data, predictions, and gameplay content are provided for informational and entertainment purposes only. Nothing on the platform constitutes financial advice, investment advice, or a recommendation to buy or sell any property. Users should not rely on any content on this platform when making financial or property investment decisions. House Hunch accepts no liability for any decision made in reliance on platform content.
15. Changes to This Policy
We may update this Privacy Policy from time to time. Where we make material changes we will notify registered users by email or prominent notice on the platform. The effective date at the top of this document shows when it was last updated.

Please read these Terms carefully before using the House Hunch app. By creating an account or using the app you agree to be bound by these Terms. If you do not agree, you must not use the app.

The House Hunch app and platform (the “App” or “Platform”) are operated by House Hunch Ltd, a company registered in England and Wales (“House Hunch”, “we”, “us”, “our”).

2. What House Hunch Is
House Hunch is a property price prediction game. Players view a real property and guess its price for fun. Individual guesses are combined into an aggregated crowd figure. Estate agents and property professionals (“Agents”) may subscribe to upload properties and access the crowd figure through our Crowd Check feature.
House Hunch is a game provided for entertainment and general information only. It is not a property valuation service and nothing on the Platform is a valuation, an appraisal, or professional advice of any kind. See section 8.
3. Eligibility and Accounts
You must be at least 18 years old to use House Hunch. By creating an account you confirm that you are 18 or over.
You are responsible for keeping your login details confidential and for all activity that takes place under your account. You must give accurate registration information and keep it up to date. You may close your account at any time.
4. Usernames
When you register you choose a username. Your username and your scores may be visible to other users, including on leaderboards. You must not choose a username that:
contains your real name, another person's name, or personal information;
is offensive, obscene, misleading, or impersonates another person or organisation; or
infringes anyone's rights or breaches these Terms.
We may change or remove any username that we consider unsuitable, without notice.
5. Playing the Game
House Hunch is free to play. There are no cash prizes, no prizes, no entry fees, and no advertising shown to players. We may add, change, or remove game features at any time. We do not guarantee that any particular property, feature, or content will always be available.
6. Sharing to Social Media
The App lets you share your result to your own social media accounts. A shared post may include your guess, your score, the property image, and the town in which the property is located. We do not include the full property address in shared posts.
When you share a post it leaves the App and is published on a third party platform that we do not control. You are responsible for anything you share from your own social media accounts. Property images may be subject to third party rights, including those of our data provider (see section 7), and you must not alter, copy, or redistribute them beyond using the share feature as provided.
7. Property Data and Sprift
Properties shown in the App are drawn from data supplied by Sprift via API integration and from properties uploaded by Agents. Sprift data is provided for information and entertainment only. We do not warrant the accuracy, completeness, or currency of Sprift data and accept no liability for any errors or omissions in it.
Sprift data is subject to Sprift's own terms and intellectual property rights. Except for using the share feature as provided, you may not extract, reproduce, or redistribute Sprift data or property images from the Platform.
8. No Valuation and No Financial Advice
Nothing on the House Hunch Platform is a property valuation, a financial promotion, investment advice, or a recommendation to buy, sell, let, or invest in any property. All guesses, crowd figures, data, and content are provided for entertainment and general information only. You must not rely on anything on the Platform when making any financial or property decision. Always obtain independent professional advice.
House Hunch accepts no liability for any loss or damage arising from reliance on any guess, crowd figure, data, or content on the Platform.
9. Agent Content
Where an Agent uploads a property to the Platform, the Agent is responsible for that content. By uploading, the Agent confirms, in good faith, that they hold all necessary rights and consents to provide the content to us and to have it displayed and used on the Platform, including any rights or consents relating to images and to information about occupants or other individuals.
The Agent agrees to indemnify House Hunch against any claim, loss, or cost arising from content they upload where that confirmation proves to be untrue. Agent subscriptions are also governed by our separate Agent Subscription Terms and Conditions.
10. Aggregated Data and Our Rights to Use It
Guesses submitted by players and properties contributed by Agents feed an aggregated dataset. By using the Platform you grant House Hunch a perpetual, irrevocable, worldwide, royalty free licence to store, use, aggregate, and anonymise this data and to create aggregated and anonymised insights from it.
You agree that House Hunch may use aggregated and anonymised data for any purpose, including developing, training, and improving valuation models and automated valuation tools, and licensing, publishing, or selling aggregated and anonymised datasets and insights. This licence continues after your account is closed or an Agent subscription ends. We handle any personal data within this activity in accordance with our Privacy Policy.
11. Acceptable Use
You must not misuse the Platform. In particular, you must not:
use the Platform for any unlawful, fraudulent, or misleading purpose;
attempt to access, scrape, copy, or redistribute data or images from the Platform other than as permitted by these Terms;
interfere with, disrupt, or attempt to gain unauthorised access to the Platform or its systems; or
use the Platform in any way that could damage, disable, or impair it, or the experience of other users.
12. Intellectual Property
The Platform and all content provided by House Hunch, excluding third party data such as Sprift data and content uploaded by Agents, are owned by or licensed to House Hunch and are protected by intellectual property laws. We grant you a limited, non exclusive, non transferable right to use the App for your own personal, non commercial use while your account is active. No other rights are granted.
13. Availability
We aim to keep the Platform available but we do not warrant that it will be uninterrupted, error free, or available at all times. We may suspend, withdraw, or restrict all or part of the Platform for operational, legal, or business reasons, and we will try to give reasonable notice where we can.
14. Liability
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for any other liability that cannot be limited or excluded by law.
Subject to that, House Hunch is not liable for any loss of profit, loss of business, or any indirect or consequential loss, and is not liable for any loss arising from your reliance on any guess, crowd figure, data, or content on the Platform. Because the game is provided free to players, our total liability to any player arising out of or in connection with the Platform is limited to the fullest extent permitted by law.
15. Suspension and Termination
We may suspend or terminate your access to the Platform, in whole or in part, with immediate effect if you breach these Terms or if we are required to do so by law. You may stop using the Platform and close your account at any time. Sections that by their nature should survive termination, including sections 7, 8, 10, 12, and 14, will continue to apply.
16. Data Protection
We process personal data in accordance with our Privacy Policy and applicable data protection law, including the UK GDPR and the Data Protection Act 2018. Player data is never sold or passed to Agents. Agents receive only aggregated and anonymised crowd figures, not player personal data.

17. Changes to These Terms
We may update these Terms from time to time. Where a change materially affects your rights or obligations we will give reasonable notice, for example within the App or by the contact details on your account. Continued use of the Platform after a change takes effect constitutes acceptance of the updated Terms.
18. General
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions continue in force. Our failure to enforce any right does not waive that right. You may not transfer your rights under these Terms without our consent. These Terms are the entire agreement between us in relation to your use of the Platform.
19. Governing Law
These Terms and any dispute arising out of or in connection with them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
